Industrial land

Moorabool Shire contains industrial land stocks, primarily located in Bacchus Marsh, that have good access to transport infrastructure and are in close proximity to metropolitan Melbourne and regional centres Ballarat and Geelong.

There are six separate industrial zones in the Bacchus Marsh and Ballan areas:

  • Griffith Street, Hillside Estate. Light industrial development that abuts a residential development to the south and a retirement village to the east. Access via Griffith Street
  • Former Municipal Tip area on Bacchus March–Balliang Road. A tile works is along the frontage to the industrial court at the northern end of this zone. The CSR Timber processing plant is on the southern end of this zone. Access is via Bacchus March–Balliang Road or via two gravel roads, Kerrs Road and Rowsley Station Road, that connect over the rail line to South Maddingley Road and East Maddingley Road
  • Station Road northern side, east of Maddingley Park. Light industrial development that has access via Fisken Street or Station Street
  • Bacchus Marsh–Geelong Road, northern size, east of Fisken Street. A mixed zone that is mostly developed for rural living and some commercial uses in the south-eastern corner of the zone. Access is mostly via the Bacchus Marsh-Geelong Road
  • Bacchus Marsh–Geelong Road, eastern side, opposite the airfield access road. Large area that is undeveloped
  • Haddon Drive, western side, south of Gillespie’s Lane. Light industrial uses southeast of the township of Ballan

Industrial development is encouraged particularly south of the Werribee River and where areas are capable of being serviced by infrastructure including sealed access roads.

Population and service driven development opportunities

Moorabool’s industrial estates continue to attract population/service driven industrial development. The current and likely future population/service driven industrial that will be established include:

  • Service industrial (panel beaters, cabinet makers, trade suppliers etc)
  • Transport and storage
  • Construction businesses
  • Light fabrication
  • Food processing
  • Services to the mining industry
  • Machinery and equipment manufacturing (of which there already exists a small cluster of firms engaged in this activity)
  • Building, furniture and other manufacturing
